Sharpley Homes Update – North Wilmington Delaware 19803

Sharpley continues to be one of the most popular, convenient, and stable home communities in North Wilmington.

Sharpley is located just north of Wilmington to the west of Route 202, north of Route 141, and south of Silverside Rd. It is adjacent to Woodbrook, Tavistock, and Eden Ridge with the communities loosely bounded by Route 202, Rockland Rd, and Mt Lebanon Rd. This provides immediate access to Wilmington and all of North Wilmington with easy commutes into southeastern PA and to I95 toward Philadelphia or Washington. Shopping, dining, and entertainment options surround the area.

Sharpley is a comfortable, well established neighborhood with wide tree lined streets and plenty of open space. With just over 400 homes, it contains a nice mixture of Colonials, Cape Cods, and Ranch style homes. Construction began in 1959 and continued  throughout the 1960s with a few properties not completed until the early 70s. Sizes range from modest 1500 sqft Ranches to over 3000 sqft Colonials. The majority of homes have 4 bedrooms with approximatley 2500-3000 square feet of living space.

Sharpley home sales prices and activity have followed the same pattern seen throughout the area but have remained more steady than most communities.  Generally there have been between 10 and 15 home sales per year with the exception of 2009 when there were only 4 home sales reported. The average sales price peaked in 2006 at $429,000 and dropped to $350,000 by 2010 but recovered nicely in 2011 to $401,000. Prices have eased this year to date with 7 sales having an average sales price of $360,000. There are also currently 3 homes on the market with an average asking price of $428,000 and 3 homes under contract averaging $348,000.

With its reasonable pricing, solid homes, and prime location, Sharpley should remain a preferred housing choice in North Wilmington for years to come.
