Welcome to the Pine Ridge Station of the SEPTA 101 Trolley in Nether Providence PA just east of Media PA.

Pine Ridge is a nice small community just north of Baltimore Pike and west of I-476/ the Blue Route.  The entrance to the community is the first street  going north off Baltimore Pike west of the I-476 intersection.  The Pine Ridge  SEPTA Stop is one block north of Baltimore Pike adjacent to the community itself.  This station is one stop west of the Paper Mill Rd stop in Smedley County Park and the next stop west is Beatty Rd.

The SEPTA 101 Trolley runs from Media Borough east to the 69th Street Terminal.  The Pine Ridge station has a single shelter on the south side of the tracks and does have some limited parking adjacent to the station.  There is plenty of room for picking up or dropping off passengers either in the parking lot or on Pine Ridge Rd itself.  It is also within walking distance of some commercial office buildings along Court House Rd to the west.  The video will provide a bit better feel for the station:

Pine Ridge itself is a nice small development of single family homes encompassing a wide variety of styles and dates of construction from the 1800's to the present day.  With less than 100 homes, sales over the last few years have been limited.  Prices individually have been all over the board ranging from $250,000 to over $800,000, but the average prices have been more stable since 2003 varying from a low of $359,000 in 2005 to a high of $476,000 in 2007.

The Pine Ridge Station is a small convenient on demand stop on the SEPTA 101 Trolley serving the local community and should be a great commuting alternative for people living in the local area.

Welcome to the Wallingford Station on SEPTA's R3 Regional Rail Line connecting Center City Philadelphia Pennsylvania with Media/Elwyn in Delaware County.

This is the only R3 Regional Rail stop in Nether Providence PA and is one stop west of Swarthmore and the second stop east of Media. It is a great location for suburban commuters in the area with easy drop off/pick up access.

The station itself is located in a largely residential area just east of Providence Rd/Route 252.  Route 252 is one of the major north-south routes in the county beginning in Nether Providence and continuing through Newtown Square up towards Paoli in Chester County.  There is adjacent parking but this is a popular stop with relatively limited parking so this is a better drop off location for local commuters.  South Media is just to the northwest, Furness Park is to northeast, Wallingford Elementary School is just to the south, and the Wallingford Township Office is southeast.  For a better feel, take a quick look at the video:

The prices for real estate in Nether Providence have held up fairly well.  The area contains predominately single family suburban homes.  After rising from an average sales price of $286,000 in 2005 to $326,000 in 2006, prices have been settling downward to $320,000 in 2007, $311,00 in 2008, and $307,000 over the last six months.  This is much better than many areas in Delaware County.   Activity has also dropped a bit from 198 homes sales in 2006 and 199 home sales in 2007 to only 163 sales in 2008 and 64 properties sold in the last six months.  There are currently an additional 14 properties under contract at an average list price of $341,000 and 97 properties on the market for an average list price of $391,000.

It's really no wonder that Nether Providence, Pennsylvania (aka as Wallingford) was ranked in the Top Ten Places to Live by Money Magazine in 2007.  It really is an ideal combination of location, schools, and proximity to all that the area has to offer.  Housing is affordable, the schools are great, and it's only twenty minutes from downtown Philadelphia.  In addition, although it does not have a downtown, it is immediately adjacent to the thriving county hub of Media. 

The real estate market is diverse here - from small condos to large estates.  It was also one of the earliest areas to be settled during the founding of our country due to its close proximity to Philadelphia and the Delaware River so you can find a wide variety of homes reflecting the changing years.  Early on it was considered a prime industrial area with plenty of water and adjacent to the then bustling commercial hub of Chester.  Since those days, it has become a primarily suburban residential area with easy rail and highway access to both Philadelphia and Wilmington.

Today, one of its earlier residential buildings is on the market.  Thomas Leiper came to America in 1764 and developed various mills in the narrow valley of Crum Creek.  He also built his home and those for his staff and workers in the area.  Part of his early plans included the Foreman's house built about 1830.  Through the years it has only had three owners and has been used variously as the Foreman's House, a residence, and most recently a gallery.  Nick DeLuca with Long & Foster Real Estate currently has the home on the market for $299,800. 

Originally listed for over $600K, he notes that the home is full of character and although it is surrounded by residential properties, it is currently zoned as industrial which could allow any future owner a great deal of flexibility for future use as approved by the township.  In addition, since it has been expanded with a full gallery/work space on the first level, an owner has tons of flexibility as to how the interior spaces could be used most effectively for home or business.
