Glenolden PA R2 SEPTA Regional Rail Station

SEPTA R2 Glenolden PA StationWelcome to Glenolden in Delaware County Pennsylvania.  Today we have the opportunity to visit the Glendolden PA SEPTA Station on the SEPTA R2 Regional Rail Line with service from Center City Philadelphia through to Wilmington and Newark Delaware.  The video also includes a close up of the Amtrak Acela passing the station.

This is one of the smaller stations on the line.  It does have a small waiting room and office on the south side of the tracks.  The station itself is located at the overpass for Glenolden Avenue just one block south of Chester Pike.

This SEPTA station does have some limited parking on both sides of the track, but it is designed primarily as a local walk up or drop off station.  Although within blocks of the Borough Hall and commercial areas, the area is primarily residential with a wide variety of single family homes as well as several apartment and condominium complexes within easy walking distance.

Real estate prices in the area have been on a bit of a ride.  In 2002, the sales prices averaged well below $100,000 and then quickly rose to top out with an average sales price of $168,000 with 81 sales in 2006.  Since then, prices fell to an average of $164,000 in 2007 with 78 sales, $139,000 in 2008 with 49 sales, and only $111,000 with 17 sales in the last six months.  This price should rise again shortly because there are an additional 11 properties currently under contract but not settled with an average list price of $165,000.  There are also an additional 37 homes still on the market in Glenolden with an average asking price of $161,000.  These available homes range from a low of $55,000 for a 1 bedroom/ 1 bath condo to a high of $399,900 for a 4 bedroom/ 2.5 bath single on over 1/2 acre.

Glenolden is a great choice for anyone looking for easy rail access to Center City or northern Delaware from a close Suburban Philadelphia location.  It also has convenient access to the Philadelphia International Airport, I 95, and the Blue Route.  The recent drop in prices has made it an even more affordable location with great options in many price ranges.
