Brookthorpe Hills PA Homes Update in Broomall Marple Township PA

Brookthorpe Hills, located in eastern Marple Township Broomall PA, continues to be a popular and stable housing choice in Delaware County. 

Brookthorpe Hills  HomesThe community itself was built and expanded over many decades so it now encompasses several areas just west of the Blue Route along the West Chester Pike.  The tax records list over 400 homes in the community with the bulk of them being located in the eastern portion of the triangle formed by the Blue Route (I-476) , West Chester Pike, and Marple Road.  Further west, there is a second section located south of West Chester Pike adjacent to Sproul Rd.

Brookthorpe Hills includes a wide range of building styles, sizes, and construction due to its long period of growth.  The first real wave of construction began in 1930 along Sterner with some twins and colonials and Brookthorpe Hills Ranch Broomall PAthen expanded in 1938 with new construction along Ferguson, Lindbergh, and New Ardmore to the north of West Chester Pike with mostly single family colonials.  This continued into the 1940s as new construction also developed along Franklin and Harding Avenue to the south of West Chester Pike near Sproul Rd.

Building then continued sporadically through the war years until a second wave took hold in the fifties.  More traditional construction continued north on many of the existing streets progressing toward Anthony Ave and development spread northeast with predominately ranch style homes along Brookthorpe Circle, Mather, and Thomas.  Brookthorpe Hills Colonial Marple PABeginning in 1960, more new construction was started north of Anthony Ave along Lindbergh progressing from split levels to large 2 story colonials.  In the 1970s, there was an additional building spurt as homes were developed along Brookthorpe Terrace and Darlene Circle.  Throughout the entire period continuing until today, homes of varying styles and sizes were constructed on infill lots on already largely built out streets.

Brookthorpe Hills today is a diverse and very stable community with homeowners remaining in their properties for years as they enjoy the convenience and opportunities offered throughout the area.  This has resulted in a very low turnover of homes while maintaining strong pricing.

Currently, Brookthorpe Hills PA Homesthere are six properties on the market with an average asking price of $395,000 with no homes now under contract, and only 1 sale year-to-date for $265,000.  In 2009 there were 11 sales at an average final sales price of $330,000.  This compares to 10 sales in 2008 averaging $390,000, 15 in 2007 for $361,000, 12 in 2006 for $381,000, and 10 in 2005 for $319,000.  The average price first rose above $300,000 in 2004.

Lawrence Park PA Real Estate Update - Marple Township Broomall PA

The Lawrence Park PA real estate market in Marple Township Broomall PA is holding up very well.

Lawrence Park Delaware County Split Level Home PAAfter taking a hit in both volume and pricing through 2008, Lawrence Park has stabilized with the average prices even increasing just slightly for year to date 2009.  As seen in the previous Lawrence Park Update, prices in the community had fallen from an average of $317,000 with 38 sales in 2007 to an average of $302,000 with 20 sales in 2008. In 2009, there has been some improvement. 

After having no sales in January and prices hitting a low of $274,000 with one sale in February, prices have risen slightly.  Lawrence Park Marple Township Broomall PA HomesIn March there were 2 sales at $290,000, 1 sale in April for $295,000, 1 in May for $340,000, 3 in June at $303,000, and 4 in July for $312,000 for an average year-to-date sales price of $304,000.  This average is expected to drift down a bit as there is one pending sale for $299,000 and there are currently 4 additional properties on the market with an average list price of $292,000.  Generally prices weaken as we head toward the end of the year.

Lawrence Park Homes Broomall PAUnlike many areas in Delaware County PA, Lawrence Park has been able to maintain a relatively stable home pricing environment.   As noted before with its prime location, great housing, and easy access, Lawrence Park should retain its reputation as a great place to live.  This should continue to be reflected in a more stable real estate market with relatively consistent pricing as the economy continues to slowly recover.

Times change, styles change, but in time everything old is new again.  In architecture, we see the same cycles.  After reaching a peak of popularity a half century ago and then falling out of favor, split level homes in the area are now again receiving increased attention.  It's time to take a second look.

Throughout the fifties and sixties, the Philadelphia PA and Delaware suburbs experienced a tremendous amount of growth.  One of the primary style beneficiaries of this growth was the development of the split level home.

As homes expanded and families needed additional room to grow, styles shifted from predominately small ranch homes and custom built housing to splits and colonials.  Splits in particular were very popular throughout this region due to their flexible floor plans and ease of construction on many land topographies.  They were built in every style, shape, and location and proved a convenient alternative to both one level and 2+ story homes.  Their flexibility, ease of access, and reduced stairs proved popular with both families and those who were looking for easier access.

Today, Pennsylvania and Delaware continue to contain a rich variety of split level homes in all shapes and sizes.  From small to large, city to country, two to six levels, there is an endless variety of configurations.  In Delaware County, in addition to entire developments of split level homes, they were also commonly used to infill lots in older developments as well as being built as single family homes on very large lots in the western townships of the county.

Since they are now frequently fifty to sixty years old, many are in the process of being redone: both updated to reflect today's tastes as well as being retrofitted to mirror the styles from when they were built.  The beauty of the split level style is that many offer a fairly clean palette that can be modified to reflect almost any time or style.

After being passed on for years to more traditional styles, split level homes are now receiving increased interest as families again are looking at more imaginative and practical living opportunities.
