Zip Code 19804 - Newport DE Homes Market Report

The Newport DE (Zip Code 19804) real estate market is following the trends seen throughout the area with both home prices and activity easing.

Newport DEAlthough centered on Newport, zip code 19804 actually encompasses parts of three separate communities with the US Postal Service recognizing Stanton, Newport, and Wilmington as acceptable addresses.  The Zip itself is bounded by the Christina River and White Clay Creek to the south, the old B&O freight railroad line to the north, the City of Wilmington to the east, and includes the Delaware Park Race Track to the west. According to the public records, this area includes over 6200 residential properties.

Stanton DE Area homesNewport has a long history beginning with its first land grant in 1641 and was first developed as a port and trading area beginning in the 1730s. This growth took advantage of both its access to the river and its location as a stage stopover on the Old King's Highway. Newport saw the creation of one of the first post offices in the United States and later became a terminus of the Newport-Gap Pike. Newport was formally incorporated as a town in 1873.

Over the years, the area has seen a wide range of industry from tanning and fertilizer to automobile and chemical production. GM manufactured cars in the area from 1947 through 2009 at its Boxwood plant, and Fisker announced plans in 2009 to begin electric automobile production at the same facility.

The 19804 Zip code encompasses a wide range of housing choices.These include single family homes, twins, rows, and apartments of every age and style. As seen throughout much of the area, both housing prices and sales activity have been declining recently.

Prices peaked in 2007 when the average home sales price reached $203,000.  Since then, the average prices fell to $187,000 in 2008, $183,000 in 2009, $171,000 in 2010, and to $149,000 so far this year.

Home sales activity in zip code 19804 has followed the same trend. Activity peaked in 2005 and 2006 when sales reached 273 properties each year.  This activity then fell to 243 completed sales in 2007, 185 in 2008, 168 in 2009, 138 in 2010, and 77 this year to date.  These numbers represent a 26% decline from peak prices and 43% decline from peak sales activity. Pike Creek, Newport, and Elsmere Real Estate Update

Pike Creek, Newport, and Elsmere continue to be popular areas for residents in northern New Castle County Delaware with affordable housing and loads of options.

Newport DEBetween Wilmington and Newark generally north of I-95 lie the communities of Pike Creek, Newport, and Elsmere.  This is a prime housing area due to its proximity and easy commutes to both Wilmington and Newark.  It also allows for easy access to I95 toward Philadelphia or south toward the Baltimore/Washington DC area.  Real estate housing is mixed throughout the area including everything from older historic homes to modern single family homes and condominiums.

Newport was one of the earliest settlements in the area and began development in the 1700's as a potential trading hub and port.  Pike Creek HomesJust west of Wilmington, Elsmere did not really begin subdivision and development until the late 1800s and was incorporated as a separate town in 1909. Pike Creek is a census designated place, CDP, encompassing a broad area west and north of these communities, east of Newark and generally south of Hockessin.  The three zip codes of 19804, 19805, and 19808 cover the bulk of the three communities.

Real Estate Activity:
The real estate market activity here has mirrored what we have seen throughout much of the immediate area.  Home sale activity peaked in 2005 when there were 1137 completed home sales with an average of only 23 days on the market (DOM).   Delcastle Park DESince then both numbers have deteriorated with sales falling to 1057 in 2006 with 34 DOM, 957 in 2007 with 47 DOM, 744 in 2008 with 63 DOM, 702 in 2009 with 69 DOM, and 629 with 79 DOM.  These numbers represent an almost 45% fall in home sales pace and tripling of the average days on the market.

Pricing:
Home pricing has also experienced some decline in the area.  After the average home sale price first rose above $200,000 in 2005, the average sold price peaked in 2007 at $236,000. Since then the average fell to $221,000 in 2008, $212,000 in 2009, and 203,000 in 2010.  Some of this decline is a result of the home buyer incentives placing an emphasis on lower priced homes but this represents a 14% average price decline. County wide we saw an approximate 9% decline.

DE HomesIn 2011, there have been 18 sales with an average sales price of $173,000.  There are also 439 homes currently on the market with an average asking price of $208,000 and 47 homes currently under contract having an average asking price of $214,000. The 439 homes currently available represent an almost 8 month supply at the current sales pace (which is slightly less than the 9 month seen county-wide).

Overall sales activity has held up in the local area just slightly better than has been seen throughout the county, inventory is a bit less, while prices have declined slightly more.  With it's great location, good transportation options, and wide variety of housing choices, the Pike Creek, Newport, and Elsmere area should remain a preferred housing choice as we move into 2011.

DelDOT Route 141 & I-95 Interchange Virtual Public Workshop

Ever question why this road construction is happening now and what are the future plans?  The Delaware Department of Transportation's website just may have the answer.

141 Sign Right now, the Delaware Department of Transportation is holding a Virtual Public Workshop on the proposed Route 141 and I-95 Interchange Improvements.  Currently, DelDOT is working on proposals for the interchange as it plans for expected traffic through 2030.  Some intersections are already failing with most failing by 2030.  With the proposed changes most of these intersections can be brought back to an acceptable rating.  DE Route 141 at I-95The study includes a complete Crash Analysis for the intersections throughout the area.

This is an interactive presentation that can be launched from their SR141 & I95 Project Homepage as either a Silverlight or Media Player presentation.  Comments on the project can be entered from the same page.  The presentation details their preferred proposal but all options are presented.  The feedback deadline is July 16.
