Delaware County PA Luxury Home Market Update

 

Luxury Home sales in Delaware County PA have continued to maintain their leisurely pace as we head into the summer. 

Brickhouse Edgmont Township PAAs we have seen in many areas of the county, the Luxury Home sales rate (those homes listed for $1,000,000+) peaked in 2007 with 132 closed home sales with an average price of $1,737,000.  Average pricing has remained relatively consistent from 2003 through 2008 with pricing ranging from a low of $1,642,000 in 2006 to a high of $1,758,000 in 2004.  The actual highest individual home price peaked in 2005 with one $5,000,000 sale.  Since then we have seen the top price decline to $4,250,000 in 2006, $3,799,000 in 2007, $3,300,000 in 2008, and $2,200,000 so far this year.

Year to date, we have seen 19 completed sales at an average final price of $1,836,000, a slight price increase from the average seen in prior years.  In addition, there are 24 homes pending with an average list price of $1,516,000 so the average sold price would be expected to move down.  At this sales rate, it appears that we can expect another decline from the 93 completed home sales in 2008.  There are an additional 167 homes currently on the market with 5 listed for over $5,000,000 and with the highest two properties listed for over $9,000,000; both are located in Radnor Township.  If we maintain the current sales pace, there is an almost 2 year supply of homes now on the market.

White Horse Newtown Square PAOverall, it appears that new home construction continues to be favored in these price ranges.  Nine of the homes settled year to date are new construction and 11 of the pending properties are also new construction.  Of the additional 167 homes currently on the market, 68 are listed as new construction.  Luxury buyers appear to continue to appreciate the flexibility and convenience of the new construction opportunities.

Bottom Line: Although the luxury home market activity has actually increased a bit from the extremely slow pace of the fourth quarter, economic and financing issues appear to continue to weigh heavily on the market.

Springhouse and Echo Valley Newtown Square PA Homes

Springhouse Luxury Newtown Square PALocated along Goshen Rd, just east of Willistown on the edge of Newtown Township lie the homes of two secluded but convenient communities of Springhouse and Echo Valley.

The exclusive Springhouse community is one of the newest developments in Newtown Square consisting of only 17 homesites.  Built by Chip Vaughan and Mike Mirarchi, these homes define luxury in the area. Designed by architect Ann Capron with floor plans ranging from 5000 to over 8000 square feet and lots from just under an acre and up, they allow for an array of beautiful amenities to satisfy many tastes within this award winning community.

Most of the homes were constructed between 2003 and 2005 with prices when new in the $1,750,000+ range with many variations depending on design, size, and amenities.  Today, two of the properties are on the market with an average list price of just over $2.45 million.  Both properties are larger designs with 5 bedrooms and 5 plus baths in about 8000 sq-ft.

Echo Valley Ranch Newtown Square PAAcross Goshen Rd lies the older community of Echo Valley.  During the late fifties and sixties, new development progressed throughout the area as growth extended through communities such as Lawrence Park in Marple township and traveled west through Newtown Square to St Albans and Echo Valley. Situated on the site of Echo Valley Farm founded in 1719, this development was started in 1957 and the homes are mostly situated on large private 1+ acre lots hidden just north of Goshen Rd.  The community contains a large array of styles and designs as homes were built through much of the late fifties, sixties, and into the seventies.

This is one of the more established areas and the prices reflect this.  The tax records show 166 homes in the development, but only a handful become available each year.  With the wide range of sizes and styles, since 2006 prices have ranged from $499,00 to over $1,000,000. Echo Valley Home Newtown Square PA The bulk of the sales have been in the high $500,000 to low $600,000 range.  In 2008, there were 7 sales with prices averaging $608,000.  Today, there is only one property available listed for $1,100,000 and there have been no settled sales in 2009.

If you are looking for privacy and convenience in a great area with a wide range of styles and pricing, it is well worth the time to take a look at these two communities.  There are rarely a wide variety of homes on the market at any given time but with patience you can often find the amenities you may be looking for.
